FAQ

Questions, answered.

Everything people usually ask about living at East Park, including exactly what it takes to qualify and what it costs to move in. Anything else, call us.

The property

What makes East Park different from an apartment complex?

Most of the homes here are not in what you would picture as an apartment building. Twenty-six of the forty-six are in single-story fourplexes, two-story townhomes and a duplex, each with its own front door off the lawn, and the townhomes and duplex have an attached garage and a finished basement. The fourplexes feel like a ranch house that happens to have neighbors: no one above you, no one below you, a lawn out front and your parking a few steps away. The rest are in two apartment buildings at the back of the property with a private balcony on every upstairs apartment.

What is the neighborhood like?

East Park sits on the east side of Indianola at N 14th Street and E Iowa Avenue. Go west on Iowa Avenue for one mile and you are on N Jefferson Way, the town's main commercial street, with Hy-Vee, Walgreens, Ace Hardware and Walmart along it. The courthouse square downtown and Simpson College are under two miles. Jefferson Way is also US 65 and 69, which runs straight north to Des Moines: downtown is about seventeen miles and the airport is about the same.

What kinds of homes are there?

Six kinds, across nine residential buildings on 3.7 acres. Five single-story fourplexes along 14th Street with two bedroom apartments. Four two-story townhomes with a finished basement, a brick fireplace and an attached garage. A duplex with two three bedroom, two bath homes. An eight-unit building with one and two bedrooms, private entries and vaulted ceilings upstairs. And a three-story twelve-unit building with the largest two bedroom plan and a balcony on every apartment.

Which homes have their own front door?

The twenty fourplex apartments, the four townhomes and the two duplex homes each open straight off the lawn, with no shared hallway. The eight-unit building has private entries as well, with an apartment upstairs and one down. Only the twelve has an interior hallway, and every apartment in it has a balcony.

What was done to the buildings this year?

In 2026 we put new roofs on seven of the buildings, new siding on nine, new gutters on every building, and rebuilt decking and railings where they needed it. The exterior photographs on the home page were taken before the new siding went on, so the buildings look better in person than they do online.

The homes

What floor plans are there, and what do they cost?

A one bedroom in the eight, about 720 square feet, from $850. Three different two bedroom apartments: in a fourplex, about 690 square feet, from $875; in the twelve, about 900 square feet, from $850; and in the eight, about 950 square feet with a walk-in closet, from $850. A two bedroom townhome of about 1,150 square feet on two floors plus a finished basement, from $1,050. And the three bedroom, two bath duplex homes from $1,400. The four apartment plans were measured in the actual units and are drawn to scale on the Apartments section of the home page. The listings page always shows what is open right now.

Is there air conditioning?

Yes, central air conditioning with your own thermostat in every home.

Do the homes have a dishwasher?

Every home has a dishwasher, along with a range and a refrigerator.

Which homes have a garage?

Every townhome and duplex home comes with an attached garage you walk straight in from, so groceries come in out of the weather. One side of the duplex has a two-car garage. For the apartments, detached garages on the property are available for $60 a month.

What is a finished basement good for?

The townhomes and the duplex each have a finished basement below the main floor, with the laundry down there. Use the rest however you like: an office, a second living room, a workshop or a place for the exercise bike. It is square footage that is not counted in the numbers above.

What is the flooring?

Carpet in the living areas and bedrooms, vinyl in the kitchen and bathroom.

Money

What is included in rent, and what do I pay?

It depends on the building, because the buildings are different. Electricity is in your name everywhere, and trash pickup, lawn care and snow removal are covered everywhere. Beyond that, under current leases: in the fourplexes you pay electricity, heat, water and sewer. In the townhomes and the duplex you pay electricity, gas, heat, water and sewer. In the eight you pay electricity and gas heat, with water, hot water and trash covered. In the twelve you pay electricity and heat, with water, sewer and trash covered. The exact terms for your home are written into your lease. Internet service is your own.

What does it cost to move in?

Every dollar it takes to get keys, listed before you apply: a $50 application fee per adult applicant, a security deposit equal to one month's rent (refundable at move-out, less any damage), and the first month's rent. There is no administrative fee. On an $850 apartment that comes to $1,750. A detached garage adds $60 a month if you want one, and pet fees apply only if you have a pet.

Will I qualify?

We publish what we look for, so you know where you stand before you spend anything on an application: monthly income before taxes of two and a half times the rent (about $2,125 a month for an $850 apartment), a credit score of 625 or above, and two years of rental history. Housing Choice vouchers are welcome, and the income test is not applied to the portion of rent your voucher pays. Not sure whether you clear these? Call and ask before you apply. We would rather tell you honestly than take your application fee.

What if my credit is under 625, or I am short on the deposit?

Neither one is automatically a no. If credit or income falls short, a lease guaranty service can stand behind your lease, which often lets us approve an application that would not clear our criteria on its own. It works a lot like a co-signer without needing to ask anyone you know. If the deposit is the problem, a deposit coverage program lets you pay a much smaller fee instead of a full month and keep the difference in your pocket at move-in. Both are priced on your own situation rather than a flat rate, so ask before you apply and we will get you the exact number.

Are pets allowed?

Yes. Dogs are $50 a month and cats are $35 a month, with a $250 non-refundable fee per pet and a maximum of two pets per home. Assistance animals are not pets: service animals and support animals are welcome, with no fee, no deposit and no monthly charge, and they do not count against the pet limit.

Parking, laundry and the grounds

Is there parking?

Free off-street parking at every building, a few steps from your door. Townhomes and duplex homes have an attached garage, and detached garages are available for $60 a month for everyone else.

Is there laundry?

The townhomes, the duplex and some fourplex apartments have laundry inside the home. For everyone else there is a community laundry room in the middle of the property, pay per load.

Who takes care of the lawn and the snow?

We do. Lawn care and snow removal are covered for every home, so the lawn out your front door is yours to use and not yours to mow.
