The Property

Nine buildings on nearly four acres.

East Park is forty-six homes on 3.7 acres at N 14th Street and E Iowa Avenue in Indianola. Most of them are not in what you would picture as an apartment building. Five single-story fourplexes sit along 14th Street with lawn on both sides and four front doors each. Four two-story townhomes and a duplex have attached garages and finished basements. The three-story twelve and the two-story eight at the back of the property have private balconies and the larger two bedroom floor plans.

The honest description of the fourplexes is that they feel like a ranch house that happens to have neighbors. No one above you, no one below you, your own door, a lawn out front and a parking space a few steps away. Pull into a garage and it is hard to tell you are renting.

This year we put new roofs on seven of the buildings, new siding on nine, new gutters on every building, and rebuilt decking and railings where they needed it. The bones were already good. Now the outside matches.

The photographs are the apartments as they are, not a model. The exterior photos were taken before the new siding went on.

Will you qualify?

We publish what we look for, so you know where you stand before you spend anything on an application.

  • Monthly income before taxesAbout $2,125 a month for an $850 apartment. Not applied to the voucher-paid portion of rent if you hold a Housing Choice voucher.2.5× the rent
  • Credit score625 or above
  • Rental history2 years
  • Housing vouchersWelcome here

Not sure whether you clear these? Call and ask before you apply. We would rather tell you honestly than take your application fee.

Short on the deposit, or under 625?

Neither one is automatically a no. There are two more routes to approval here, and we will walk you through both.

Instead of a deposit

Deposit coverage

Rather than putting down a full month's rent, you can pay a much smaller fee to a deposit coverage program and keep the difference in your pocket at move-in.

The fee is set from your own situation, so there is no sticker price to quote. Ask and we will get you the exact number before you commit to anything.

If credit or income falls short

Lease guaranty

A guaranty service can stand behind your lease, which often lets us approve an application that would not clear our criteria on its own. It works a lot like a co-signer, without needing to ask anyone you know.

Priced on your own circumstances rather than a flat rate. Ask before you apply and we will have it quoted for you.

We also accept Housing Choice vouchers. If you hold one, bring it and we will work through the paperwork with you.

The Fourplexes

Your own front door, and nobody upstairs.

Twenty of the forty-six homes are in the five single-story fourplexes along 14th Street. Each one is a long, low building with four front doors, lawn on both sides, and your parking a few steps from the door. Inside, the living room runs the width of the apartment along the front, with two windows, and the two bedrooms are on the other end away from it.

The townhomes and the duplex take the idea further: two floors, a brick fireplace, a finished basement you can use however you like, and a garage attached to the house so you come in out of the weather with the groceries.

There is no income limit here and no waiting list. If you meet our standard screening, you can move in.
